Online Marketing

​There are many online sites you can post ads. Here are tips when posting online.
  • Sellers don’t usually look for “buyer” ads, therefore generic seller ads do not get much attention.
  • Generic ads for buyers – on Craigslist you will have to make it look like an actual property ad.
  • Best sites for traffic - Zillow, Craigslist, Rentlinx, WorldAds, ClassifiedAds. Post on a weekly basis. There are many online sites you can post ads to, but these have proven to get the most traffic. ​
Craigslist Posting Tips
  • Post either between 11-1 or 5-7 M-F, or post at both times. This is the best traffic times.
  • Use property address. People don’t always call in if they don’t have address, unless it’s a very desired neighborhood, then you can just use neighborhood name. Or on generic ads, use a neighborhood or street name.
  • Use plenty pictures and link to video virtual tour (YouTube).
  • Don’t use Craigslist default email address for replies.
  • Put website link in ad. This shows legitimacy.
    • –This can be on a slide in the virtual tour video.
  • Use a long and catchy title to ad. Long titles, catch attention.
  • Change up ads slightly on a daily basis.
Marketing Expectations
  • Online ads & Traditional ads
    • –Usually takes 5-10 days to start getting a lot of attention and phones ringing. (if posted consistently and correctly)
  • SEO & Web updates & Social Media
    • –Usually takes 15-30 days to increase ranking and/or traffic.
  • Direct Mail Marketing
    • –Usually about 7-10% response rate.
